7 Hawkins Partners Projects Honored in NBJ's 2026 Best Real Estate Deals
Celebrating the Teams Behind Nashville's Best Real Estate Deals
The Nashville Business Journal recognized projects that Hawkins Partners helped shape in its inaugural 2026 Best Real Estate Deals. Congratulations to every owner, developer, designer, broker, and builder on these teams. Projects like these take years of shared effort, and we are grateful to have been part of each one.
The Winners

Peabody Union - Winner, Mixed-Use Development
Delivered in 2025, the $400 million Peabody Union brings office, retail, dining, and 354 apartment homes to five acres above the Cumberland River. Hawkins Partners designed the public realm and apartment’s amenity spaces, turning an underused industrial riverfront into a network of plazas, paseos, and open space linking the Cumberland River Greenway to downtown.
Layered terraces, striated paving, and native meadows draw on the nearby limestone bluffs, and a central boulevard echoes the historic trolley barns. More than three acres of open space anchor the site, including Bluff Landing, a one-acre overlook with an event lawn, observation deck, and bioretention terraces. Our team also enhanced 600 linear feet of the greenway.
Congratulations to Hensler Development, PGIM Real Estate, Stiles, and the full team. Delivering a project of this scale after COVID took real conviction.

Pendry Nashville Hotel & Residences - Winner, Urban Multifamily
Rising 30 stories in SomeraRoad's Paseo South Gulch district, Pendry will bring 180 hotel keys and 146 residences to Nashville's luxury market in 2027.
Our work in the district began with the Paseo South Gulch Master Plan, and extended to the Prima, its first tower, where Hawkins Partners designed a fourth-floor amenity terrace, a 16th-floor rooftop, and the ground-level pedestrian throughway that gives Paseo its name. The rooftop's angular paving and vertical elements nod to the neighboring Voorhees Building, a former John Deere showroom.
At the Pendry Nashville Hotel and Residences, Hawkins Partners is proud to have contributed landscape architectural services for the ground-floor public realm.
Congratulations to SomeraRoad and the Pendry team on pushing this project forward through a tough capital market. We are proud to have helped lay the groundwork for the district Pendry now joins.

Holland & Knight at Symphony Place - Winner, Urban Office
When several anchor tenants left Symphony Place in 2025, Highwoods Properties and CBRE repositioned the tower with a renovated lobby and a seventh-floor amenity level opening onto a green rooftop, bringing Holland & Knight to the top seven floors.
Hawkins Partners designed the original 29,000-square-foot green roof. Years later, we returned to refresh the roof with a multi-sport court, a new layout for its walkways, a native and adapted plant palette, and seating areas. The building was Nashville's first to earn a LEED Gold certification.
Congratulations to Highwoods, CBRE, and Holland & Knight on a lease that stabilizes a Nashville landmark.
The Finalists

319 Peabody - Finalist, Land Transaction
This $22 million transaction will turn a long-underused downtown site into a 53-story hotel and residential tower. Hawkins Partners was honored to help lead entitlements for the project, as the site, originally zoned for eight stories, secured the largest height modification Metro has ever granted. Congratulations to the buyer and seller teams at Colliers!

Chamberlain House - Finalist, Urban Multifamily
This 343-residence Germantown community is built around a programmed wellness experience and pursued Fitwel and NGBS Green Building certifications. As landscape architect, Hawkins Partners worked with Axiom Architecture, EOA Architects, and Manuel Zeitlin Architects on outdoor spaces that support residents' health. Congratulations to Proffitt Dixon Partners, R.G. Anderson Co., and the full team.
Equinox at Paseo South Gulch - Finalist, New Lease
Equinox will open its first Tennessee club in the historic Voorhees Building at SomeraRoad’s Paseo South Gulch, alongside Prima and the future Pendry. The 37,000-square-foot space, expected in late 2026, keeps the building’s brick walls, mushroom columns and exposed ceilings. It is part of the Paseo South Gulch master plan that Hawkins Partners contributed to, along with the district’s master plan and Tower 2 public realm. Congratulations to SomeraRoad, Equinox and the Ojas team!
Bass, Berry & Sims at Nashville Yards - Finalist, Urban Office
Designed by Gensler, the firm's eight-floor office centers on a communicating stair that connects work cafes on every level. Hawkins Partners served as landscape architect of the terrace updates for the office space. Congratulations to Bass, Berry & Sims, Gensler, Layton Construction, and every consultant on the team.
